As a Building Manager, you will be responsible for the smooth operation, maintenance, and compliance of the building. You will ensure tenant satisfaction, coordinate service providers, and oversee health and safety standards while maintaining the highest level of service.
Key Responsibilities:
Building Operations & Maintenance:
- Oversee the day-to-day management of the building, ensuring all systems function efficiently.
- Coordinate and manage planned preventative maintenance (PPM) and reactive repairs.
- Liaise with contractors and service providers to ensure high-quality maintenance and service delivery.
Health, Safety & Compliance:
- Ensure compliance with all health, safety, and statutory regulations.
- Conduct regular inspections and risk assessments to maintain a safe environment.
- Maintain up-to-date documentation and oversee fire safety procedures.
Tenant & Stakeholder Management:
- Act as the main point of contact for tenants, addressing concerns and providing excellent customer service.
- Work closely with landlords, property owners, and internal teams to ensure smooth operations.
- Manage tenancy agreements, service charge budgets, and building-related queries.
Financial & Budget Management:
- Assist in managing budgets related to building maintenance and operations.
- Monitor and approve expenditures, ensuring cost control and efficiency.
- Support service charge administration and cost forecasting.
Sustainability & Building Improvements:
- Identify opportunities for energy efficiency and sustainability improvements.
- Implement initiatives to enhance the overall performance and value of the property.
Qualifications and Skills:
- Proven experience in property, facilities, or building management.
- Strong understanding of building operations, maintenance, and health & safety compliance.
- Excellent communication and interpersonal skills to manage tenant relationships.
- Ability to handle budgets, service charges, and contract management.
- Problem-solving mindset with a proactive and hands-on approach.
- Knowledge of relevant property legislation and regulations.
Education and Experience:
- Relevant qualification in Property Management, Facilities Management, or a related field (e.g., IOSH, NEBOSH, RICS, or IWFM qualifications desirable).
- Minimum of 3 years' experience in a similar role within commercial or residential property management.
