Job Title: Head of Property Management

MAIN DUTIES AND RESPONSIBILITIES
The Head of Property Management will have demonstrable experience in all aspects of block management and be the focal point to be able to guide, coach and effectively lead teams of property management professionals. The post holder will be an ambassador for the business and have an in-depth understanding of how to deliver outstanding customer service.
Main Duties and Responsibilities
- Ensure all the Property Managers responsible for Property Management locally are briefed and coached in HML processes, practices and ethos. Within this role there needs to be a clear understanding about the meaning of customer focus, service excellence and portfolio retention.
- Oversee the Property Managers and office portfolio in accordance with the RICS Code of Practice, ARMA-Q rules and other HML best practices with an emphasis on customer focus, service excellence and portfolio retention.
- Oversee and ensure that the Property Managers provide a professional estate management service to the local office portfolio taking into account Client needs whether the client be freeholder, RMC, RTM or developer clients, managing in line with all service level agreements and within the agreed HML ethos.
- Manage the Property Managers in relation to company targets of income, expenditure and service delivery.
- Reviewing and assisting to implement changes in estate management policy and procedures, both within Branches and also within wider Group Policy.
- Liaise with other HML Departments to ensure that intragroup services provided to the Branches are fit for purpose and in the line with the needs of the Client and that these services are delivered in the best interests of good estate management.
- Set up and run training courses to keep Property Managers abreast of changes in HML working practices and legislation and provide briefings to other members of staff ensuring that the Group achieve service excellence and portfolio retention.
- The role is also responsible for managing the Property Managers and assisting them, wherever necessary to ensure the service demands of the other HML Departments are met whilst at the same time maximising income streams from within this team.
- Ensuring operational financial and other targets are monitored and achieved.
- Ensuring that there is careful consideration when delivering the estate management services for managing potential risk and impact on portfolio retention.
- To manage all other duties as they arise as a result of the above and as a result of the growth of the HML operation and its subsidiary businesses.
PERSONAL REQUIREMENTS
The ideal candidate will display knowledge and experience of the following:
- HML Processes, Practices and Ethos
- An advanced understanding of Residential Property Management and current legislation
- Commercial understanding of the business operation
- Well-developed interpersonal and oral communications skills with strong leadership skills and people management ability
- Problem dispute resolution skills
- Interpersonal skills with a firm understanding of what is required to provide a customer focused service
- Strong organisational skills
- Ability to work on own initiative
- Good numerical skills
- Diplomacy
- Ability to prioritise critical workload and work under pressure and strict time frames
