About the Role:
Our client is on the lookout for a highly experienced and commercially astute Investment Surveying Manager to join team team and lead the pre-construction surveying processes for planned housing developments in the North East. You will play a key role in ensuring the successful delivery of our projects, working closely with the Building Surveying team and Principal Designers to optimise our investment decisions.

Responsibilities:
- Oversee all pre-construction surveying activities for planned housing developments, ensuring a smooth and efficient transition from acquisition to construction.
- Lead and manage the team of Investment Surveyors, providing guidance and support to ensure the delivery of accurate and timely reports and valuations.
- Conduct comprehensive surveys, including site feasibility studies, cost appraisals, and development viability assessments, to inform investment decisions.
- Prepare detailed reports, including market analyses, cost estimates, and feasibility studies, to support investment proposals and secure funding.
- Liaise closely with the Building Surveying team, Principal Designers, and other stakeholders to ensure a seamless handover from pre-construction to construction.
- Collaborate with the land acquisition team to identify and secure suitable development sites, ensuring alignment with the company's strategic objectives.
- Develop and maintain strong relationships with external consultants and advisors, ensuring a collaborative and efficient pre-construction process.
- Proactively identify and manage risks and opportunities associated with pre-construction activities, ensuring robust financial planning.
- Stay abreast of industry best practices, emerging trends, and regulations in the field of investment surveying.
Key Requirements:
- Proven track record as an Investment Surveyor or similar role within a leading housing developer or property consultancy, with a minimum of [number] years of experience.
- Extensive knowledge and experience of the pre-construction surveying process, including site feasibility studies, cost appraisals, development viability assessments, and market analysis.
- Strong understanding of the housing development industry, including construction techniques, regulations, and market trends.
- Excellent analytical, problem-solving, and decision-making skills with the ability to make sound financial judgments.
- Strong communication, interpersonal, and negotiation skills, with the ability to effectively communicate with stakeholders, including internal teams, external consultants, and financial institutions.
- Proficiency in relevant software packages, including cost modeling, valuation software, and project management tools.
