I am seeking a Multi-Skilled Building Services Maintenance Engineer (Mechanical Bias) to join my client's team at a prestigious site in Blackfriars, London. This is a unique opportunity to work a 4-day week (Monday to Thursday, 16:30 - 02:00), providing maintenance support in a high-profile commercial environment.
The role involves planned preventative maintenance (PPM), reactive repairs, and fault-finding on mechanical and building services systems, with some basic electrical and plumbing responsibilities. A company car is included in the package for travel to and from the site.
Key Responsibilities
🔹 Mechanical Maintenance & Repairs
- Perform PPM and reactive maintenance on HVAC systems, pumps, motors, valves, AHUs, FCUs, and general building services.
- Conduct routine servicing, troubleshooting, and repairs on heating and ventilation systems.
- Carry out minor plumbing tasks, including pipework repairs, leak detection, and drainage maintenance.
🔹 Electrical & General Building Services Support
- Assist with basic electrical work, including emergency lighting checks and minor wiring tasks.
- Conduct compliance checks, including fire alarm testing, water temperature monitoring (L8 Legionella control), and BMS system checks.
- Work collaboratively with other engineers and subcontractors to ensure smooth site operations.
🔹 Compliance & Health & Safety
- Ensure all maintenance activities comply with health & safety regulations and company policies.
- Maintain accurate records of completed work and report any critical issues to the site supervisor.
- Conduct risk assessments and adhere to permit-to-work procedures when required.
Requirements
- NVQ Level 2/3 (or equivalent) in Mechanical Engineering, HVAC, or Building Services.
- Proven experience working in a commercial building services maintenance role.
- Strong knowledge of mechanical systems, including HVAC, pumps, motors, and pressurisation units.
- Basic electrical and plumbing knowledge.
- Understanding of health & safety regulations and compliance checks (L8, COSHH, LOLER, PUWER, etc.).
- Full UK driving licence (for company car use).
