Job Title: Senior Construction Manager / Project Manager (Freelance, Potential Temp to Perm)

We are seeking a skilled Senior Construction Manager / Project Manager for a freelance role, overseeing multiple projects across Croydon. Works are within shopping centres and retail units. The role involves managing demolition, strip-out, and refit/fit-out works to ensure projects are completed on time, within budget, and to the highest health and safety standards. There is potential for the role to transition to a permanent position.
Main Duties & Responsibilities:
- Manage projects ranging from £10k to £3m.
- Build strong relationships with key stakeholders, including development, asset management, leasing, and facilities teams.
- Oversee the design process to meet main contractor requirements for retail and commercial spaces.
- Manage external consultants (architects, engineers, cost consultants, etc.) throughout design and construction phases.
- Develop and track detailed project programmes, identifying risks and opportunities for acceleration.
- Prepare tender documentation, evaluate responses, and recommend contractor appointments.
- Ensure compliance with health and safety regulations, CDM, and best construction practices.
- Chair meetings, track actions, and manage successful project handovers.
Experience & Qualifications:
- 10+ years of design/construction management experience.
- Proven experience managing projects up to £5m and overseeing principal contractors.
- Experience with demolition, strip-out, and asbestos removal in retail and shopping centre environments.
- Knowledge of various contract types (traditional, design and build).
- Degree/HND/HNC in a relevant field, SMSTS/NEBOSH certificate, and Black CSCS card.
- Strong IT skills (Cost Management systems, Microsoft Office, Project Management software).
