MAIN DUTIES AND RESPONSIBILITIES
Provide full professional property management services for a portfolio of freehold / leasehold developments and individual properties on behalf of freehold clients, Developers and Resident Management Companies.
To effectively manage a small team of property managers, and assistant property managers in line with internal KPI's.
- Manage reduced portfolio in accordance with RICS Codes of Practice, ARMA rules and landlord and tenant legislation.
- To provide guidance, support and line management to property managers and assistant property managers.
- To monitor the performance of property managers and assistants in the team and undertake appropriate reviews, mentoring, and appraisals.
- To provide support, advice and guidance to other junior members of staff.
- To co-ordinate day to day HR functions for the team (sickness, holiday, recruitment, probationary reviews, performance management/appraisals etc) in conjunction with the AD group where applicable.
- To identify training needs and requirements for team members and discuss with AD group as applicable.
- To manage the team in relation to company targets of income and service delivery.
- To deal with, and manage any customer service issues or minor complaints that may arise within the teams portfolio's, reporting as required to the AD group
- To monitor and manage 'management at risk' within their teams portfolio, reporting monthly to the AD group
