Job Title: Technical Services Manager
Key Responsibilities:
- Contract Management & Meetings

- Organise and participate in monthly meetings with contractors.
- Review contractor reports, proposals, and switching schedules for electrical shutdowns to ensure minimal disruption to operations.
- Perform regular audits, inspections, and random checks of critical plant operations.
Plant & System Monitoring- Use Building Management Systems (BMS) and other tools to monitor, analyse, and ensure proper functioning of plants and systems.
- Attend site during shutdowns, essential works, and emergency call-outs as required.
Compliance & Legislation- Ensure all legislative requirements, including statutory inspections, are up to date
- Verify contractors' Risk Assessments and maintain compliance with health and safety standards.
Operational Support- Provide technical and operational assistance to wider team
- Review method statements and RAMs
- Liaise with Building Management and Occupiers on technical and operational issues, including plant shutdowns and fit-out works.
Tenant Liaison & Fit-Out Management- Review tenant license applications, specifications, and drawings, ensuring compliance with base build operations and leases.
- Monitor tenant fit-out works and carry out random inspections, providing feedback as necessary.
Maintenance Oversight- Regularly audit the maintenance program, reviewing call-out reports and Planned Preventive Maintenance (PPM) schedules.
- Inspect completed and in-progress works to ensure quality and compliance.
Budget & Procurement- Prepare and manage engineering service charge budgets, ensuring procurement aligns with company policies.
- Monitor energy usage, develop conservation programs, and implement cost-saving initiatives.
- Arrange independent energy audits and follow through on recommendations.
Data & Asset Management- Analyse engineering data and ensure timely follow-ups.
- Maintain and update the base building asset register, plant history, and technical documentation.
- Implement and manage planned maintenance systems.
Contract Development & Tendering- Prepare service specifications, tender documents, and contracts.
- Manage tendering processes, including analysis, interviews, and post-tender reporting.
- Oversee contractor performance.
About You:
Essential Skills & Experience:
- Proven experience managing Mechanical engineering and electronic services.
- Strong leadership and motivational abilities.
- Expertise in contractor management and project oversight, including tenant fit-out projects.
- Commercial awareness and business acumen.
- Customer-focused approach with flexibility and excellent communication skills.
- Budget management and cost control experience.
- Deep understanding of health and safety regulations and compliance requirements.
